Hey everybody! We are excited to share the process with you and want to give you an in depth look at how a home is built. We are building new homes in Sunrise Ridge, Groveland.
Step 1, 2, and 3: Design, Engineering, Permitting:
The first few steps involve plan design, engineering, and finally obtaining the permit.
TV makes the floor plan process look as easy as 1, 2, 3. Truthfully, that is not the case and planning a great floor plan takes time. There are many factors that shape the floor plan like the lot size, property set backs, HOA's, zoning etc. During the planning process builders have to find the answers to all of these details. What restrictions does the Home Owners Association have? Does the HOA have to approve my plan? How close can my home be to the property line? Are there minimum square footage sizes? Are the utilities already installed at the property?
Once these questions are answered, you can begin to form what we know as the floor plan. You design how the house will flow and function as well as making sure you meet and exceed all local and state building codes.
FINALLY, you have your finished floor plan that is completely engineered and ready for the permit office. All required documentation and plans are submitted to your local city/county building department and you wait for approval.
Once approved and all fees are paid, you have the ability to start working on your new lot!
